Three Things That Derail Scottsdale Pool Projects
Three things derail pool projects in this market more than anything else:
- Caliche. Hardened calcium carbonate deposits sit beneath much of north Scottsdale and Paradise Valley. Hit an unexpected layer during excavation and you're looking at $2,000–$5,000 in jackhammering costs that weren't in your quote.
- Monsoon drainage. July through September, storms dump two inches of rain in under an hour. A pool without engineered overflow becomes a liability: water backs against your foundation, debris washes into the shell, and your Pebble Tec finish stains before its first anniversary.
- HOA rejections. DC Ranch alone rejects roughly half the pool designs submitted by out-of-area builders. The issue is almost always non-compliant materials or architectural style.
