Where We Build in the Valley

Every community in the greater Scottsdale area has its own soil conditions, HOA temperament, and design expectations. We've learned the differences by building in each one.

Scottsdale

Scottsdale proper spans everything from compact Old Town lots to sprawling McDowell Mountain Ranch properties backing to 30,000 acres of protected desert. Old Town projects are cocktail pools and spools: maximum impact in tight footprints with creative setback solutions. North Scottsdale builds lean toward resort-style designs with integrated shade structures and automation systems.

City of Scottsdale Building Services handles all pool permits. Setback requirements vary by zone (8–15 feet is typical), and the Scottsdale Aquatic Ordinance adds safety compliance for fencing, gates, and alarm systems. Monsoon drainage planning is mandatory: the city inspects grading before approving construction.

Paradise Valley

Paradise Valley is Arizona's wealthiest municipality. Lots here are measured in acres, and pool budgets match. Infinity edges framing Camelback Mountain or Mummy Mountain are common requests, and the finishes are almost always glass tile or premium Pebble Tec.

Paradise Valley issues its own building permits through the Town Planning Department, separate from Scottsdale's process. The larger lots give us room for detached spas, separate lounging pools, and water features that would crowd a standard residential property. Privacy screening with mature native plantings is standard.

DC Ranch

DC Ranch's architectural review board has earned its reputation. Design guidelines govern pool shape, material palettes, hardscape colors, and even approved plant species. We've seen out-of-area builders submit three times before getting approval, usually because they specified non-compliant coping stone or a contemporary design in a Santa Fe-designated neighborhood.

We pre-review every DC Ranch submission against current CCRs before the client sees the design. Add 2–4 weeks to your timeline for architectural review, and plan around their construction window restrictions: no work on major holidays, limited weekend hours.

Troon North

Pinnacle Peak sits at 3,169 feet directly north of most Troon properties. The best pools here frame that view with vanishing edges, low-profile cable rail, and infinity overflow systems that dissolve the water line into the mountain backdrop.

Topography is the engineering challenge. Many Troon lots slope significantly, requiring retaining walls, tiered pool designs, and boulder integration that blends construction into the natural rock outcroppings. The Troon North Community Association requires design approval, and golf-course-adjacent lots have additional setback requirements.

Grayhawk

Grayhawk is Scottsdale's family pool hub. The community swim team drives demand for lap lanes and competitive-depth pools, but most projects here are hybrid designs: exercise capability during the week, entertainment pool on weekends. Baja shelves, integrated spas, and shallow beach entries are the most requested features.

HOA approval is straightforward compared to DC Ranch or Troon. Grayhawk's review focuses on safety compliance and visual consistency rather than strict architectural standards. A well-designed pool adds measurable resale value in Grayhawk's active housing market.
